Accommodation: The villa is a four bedroomed property set in 1.2 acres of landscaped gardens with beautiful views of the French countryside, a private swimming pool and an orchard.

The villa is a well equipped spacious modern property all on one level and is suitable for young families and older family members. There is a large entrance hall furnished with antiques, and this leads to an open plan L-shaped lounge diner, which has three sets of french windows opening onto the terrace, making it ideal for outdoor dining and the perfect area to enjoy the relaxing beautiful views. The lounge is comfortably furnished with two three seater leather sofas and a leather chair, satellite TV, radio/CD player, toy boxes and a small library of books, DVD's and videos.
The dining area has a wooden pine table with seating for up to ten people with a door leading into a modern country style fully fitted kitchen equipped with a fridge freezer, eye level electric oven, a gas hob and a microwave. The adjoining utility room contains a dishwasher, washing machine, iron and ironing board. A door from the utility room leads onto the drive and provides access to the orchard and swimming pool which can easily be seen from the kitchen.
All four comfortable bedrooms are fully equipped with sufficient wardrobe and drawer space and have french windows leading onto either the terrace or lawn. There are two double bedrooms, one with ensuite bath/WC, one twin bedded room and a bunk bedroom with pull out futon on the lower level. In addition there is a shower/WC room and a separate WC. The additional second inner hall has a seating area for relaxation.
Outside there is a BBQ, two patio tables and chairs with sun beds positioned on the poll terrace. A travel cot and high chair are available on request. All bed linen and towels with the exception of pool towels are provided. For winter months oil fire central heating is available, charges payable locally.

THE AREA
The pretty bastide town of Duras is a half a kilometer stroll away and holds cultural and historical events during the summer with a weekly market throughout the year selling local produce and crafts.
Duras has its own chateau, (open to the public) and a good selection of restaurants, shops, bakeries and a small supermarket. The villa is well positioned in the rolling hills and gentle countryside of the Lot et Garonne yet within half an hour of Bergerac airport and one and a quarter hours from Bordeaux airport.
You will be within driving distance of the Dordogne valley and the wine chateaux's of St Emillion, Bordeux, Cahors and Monbazillac. There are a number of vineyards very near the property and visitors are welcome for impromptu wine tasting, not to be missed. Within 20 - 40 minutes drive there are two nine hole and three 18 hole golf courses. There are tennis courts at the Lac de Castelgaillard (2km). Fishing is also available locally.
The area is ideal for cycling and walking with other activities available such as canoeing on the River Dordogne, sandy beaches and sand dunes at Arcachon near Bordeaux, or simply relaxing in the peaceful beautiful surroundings of the Lot.
If you prefer shopping, the nearest towns are Marmande and Ste Foy La Grande, each about 20 minutes drive away. Here you will find major supermarkets and a full range of other shops and facilities. If you prefer a larger city for either shopping or historic interest, Bordeaux (1 and a quarter hours) and Toulouse (2 hours) are within easy reach. There is an excellent train service to both cities from Marmande.
